Answer: D — Depends. There's no 'typical'.

The right answer is D — and honestly, it's the most useful thing to understand before you start your search. Oakland's market doesn't follow a formula. Some homes sell at or below list price; others attract multiple offers and close well above. The gap shifts with neighborhood, condition, price point, property type, what's happening in the market that particular week, and the individual preferences of the listing agent and seller. A list price or Zestimate won't tell you any of that.

Working with an experienced agent means you have real knowledge and experience of what a home is actually worth and what it's likely to sell for — and that benefits you. You're not wasting your time, and you're not wasting theirs.
