"As-is" just means the seller isn't fixing anything. It doesn't mean they get to go silent. California still requires full disclosure of any known material defect, and you can still get your inspection period to poke around and walk away if you don't like what you find. As-is isn't a trap door. It's just a seller saying: don't ask me to fix the roof.
